What's Happening in the Market?
As the weather cools, so do showings in Alberta—no surprises there! But in Calgary, homes between $500K and $700K are still getting plenty of love, averaging 7 showings per listing. So, if you’ve got listings in that range, keep smiling! Province-wide, the average is down to 5.5 showings, which is less than our Spring peak of 9.5 (ah, remember those glory days?). But hey, pumpkin spice season is here, and so are motivated buyers!
Listings and Sales
New listings took a little dive—down 800 from last month—but October sales stepped up and said, “Hold my latte.” We’re sitting at 82% of our average inventory, the highest all year. Not too shabby! And the sweet spot remains between $400K and $700K, where homes are practically hitting the bullseye with a 100% sales-to-list price ratio.

Showings might be a bit chillier, but buyers are out there, and the Fall market is solid. Keep those prices reasonable, and let’s finish the year strong!
