📈 Showings have been picking up week over week after that February slowdown.
📈 Sales have followed suit, now just 2% shy of the 10-year average.
📉 New listings? Still down 11%.That means the market’s got energy, but it’s getting held back by a lack of fresh listings—and that’s where the opportunity is.

📊 Showings & Sales: Holding, But Hungry for More

✅ Alberta showings up 3.7%—buyers are still out there, but they don’t have enough to look at.
✅ Calgary showings are up 1% week over week—small gain, but steady.
📉 Showings per listing dropped slightly to 2.95— with less new inventory this is primarily new buyers coming to market.💡 What we’re seeing:
  • The early February slowdown is behind us—showings and sales are both climbing.
  • Sales are gaining momentum, but they can only go so far without new listings.

🏡 Listings & Inventory: We Need More Homes!

📌 The showings and activity normally has a large increase in the first half of March. With Total inventory at 79% of normal—it's better than last month, but still not enough to see the numbers we normally see in March.
📉 New listings are STILL down 11% compared to a typical February.
📉 Months of supply is climbing, which should slow price growth…
🔥 BUT because it’s happening due to a lack of inventory, well-priced homes are still getting multiple offers.📌 Translation? If a listing is priced right, buyers are ON it.

1️⃣ Sellers Need to Move NOW – Less competition + more active buyers = prime time to list. The ones who price strategically will sell fast and for top dollar.
